Brownfield Redevelopment in Coralville

Future development in Coralville is limited to currently active agricultural production land, vacant land within residential areas, and brownfields areas. The only source of infill development land is the existing brownfields sites. However, redevelopment of these areas is hindered by perceived environmental contaminations, which the brownfields assessments attempt to address.


Brownfields work within Coralville is targeted at six identified zones throughout the City. View the Coralville Brownfields Zones.


In addition to benefiting the surrounding community, property owners that assess, clean up, and reuse their brownfield properties may:
  • Fulfill the All Appropriate Inquiry (AAI) requirement through Phase I assessments
  • Avoid potential environmental enforcement actions
  • Receive tax benefits for cleaning up and reusing the property
  • Reduce the likelihood that contamination from the property will migrate off site or into the groundwater under the site
  • Establish goodwill within the community
  • Realize an enhanced return from the property by making it more valuable
